Painters Doncaster

House, unit and rental property painting in Doncaster VIC 3108, quoted and painted by Steve.

Hillcrest Painting and Flooring Services paints houses, units and rental properties in Doncaster VIC 3108. Steve quotes every job himself and is on the tools, not a subcontracted crew, with over 30 years painting homes across Melbourne's eastern suburbs.

Doncaster has more renters and more apartments than most of Melbourne's east. At the last Census, just over half of Doncaster's homes were separate houses, about a fifth were townhouses or semis, and more than a quarter were flats and apartments, more than double the Victorian share. Almost a third of homes were rented, slightly more than across Victoria.

So a lot of painting here is for landlords getting a property ready between tenants, as well as owners updating the home they live in. We work across Doncaster, Doncaster East and Donvale.

OUR SPECIALITY

Painting Rental Properties in Doncaster

If you own a rental, the best time to paint is usually the gap between tenants. We plan the job around your vacancy dates so the property is ready to show.

If your tenant wants to paint, there are rules. Consumer Affairs Victoria lists painting as a change a renter must ask permission for, but one the rental provider can't refuse without a good reason. The rental provider can also require that the work is done by a suitably qualified person.

For walls we use Haymes Expressions, and for doors and trim Haymes Ultratrim, so the finish stands up to the wear a rental gets. See how we handle painting the inside of your home.

Painting Doncaster Houses

Not every Doncaster house is old, but newer doesn't always mean lead free. The Australian Government's lead paint guide says homes built after 1970 might still contain paint with more than 1 per cent lead, particularly where old, industrial or marine paints were used. The limit for house paint has been 0.1 per cent since December 1997.

Outside, we use the Haymes Solarshield system. Most homes need an exterior repaint every 7 to 10 years, and good preparation is what gets you to the long end of that. Read more about our exterior painting in Melbourne.

What it costs

How Much Does Painting Cost in Doncaster?

There's no flat rate, because every property is different. These are the things that move the price:

Rental or owner-occupied: a rental between tenants can often be painted faster because it's empty.

Type of home: an apartment interior, a townhouse and a detached house each need different time and access.

Inside, outside or both: painting the whole property in one job is quoted as one job.

Approvals: outside work on a unit may need owners corporation sign-off first.

Surface condition: marked walls, flaking paint and damaged timber add preparation.

We don't price a job until we've seen it. You'll get a free written quote that sets out what's included.

What Our Clients Say

Trusted by Homeowners Across Melbourne

★★★★★

“Steve did an excellent job and we are totally satisfied with his work. We arranged for Steve to do a complete re-paint of our Edwardian house, both an interior and exterior re-paint. We were particularly pleased that he turned up when he said he would. A particularly nice touch was that as the whole project turned out to be less work than anticipated at the outset, Steve adjusted the final cost downwards.”

Ian and Cathy Taylor, South Yarra Victoria
★★★★★

“Steve and his team at Hillcrest have been a pleasure to have in our home. A couple of months ago we embarked on a restoration of our home which included all external and internal painting. Having the right team work with us and fit in with our family was important. Steve and Michael have been very professional, great communication with us, responsive and flexible to our needs and to any changes We would highly recommend Hillcrest to anyone looking for great tradespeople (painting and flooring) who know how to do technically proficient work and are just good people to have in your home.”

Common Questions

Frequently asked questions

Can my tenant paint the rental property?

Only with your permission. Consumer Affairs Victoria lists painting as a change a renter must ask for, but the rental provider can't refuse it without a good reason. You can also require that the painting is done by a suitably qualified person.

Can you repaint a rental between tenants?

Yes. We plan the job around your vacancy dates and quote the work in writing first, so you know what's included before the property goes back on the market.

Can a newer house in Doncaster still have lead paint?

It can. The Australian Government's lead paint guide says homes built after 1970 might still contain paint with more than 1 per cent lead, particularly where old, industrial or marine paints were used. We'll talk it through when we quote.
